Energy demand reduced by 43%

Project:

Northwood Regional UK are constantly striving for innovations to drive energy costs and demand down as low as possible. The cumulative effect of the measures that have been implemented has seen a reduction in energy demand of 43% against a 2013 baseline, and we expect to see more reductions moving forward.

Solutions:

A thorough but not exhaustive, list of successes include the following:

• Complete upgrade of the BMS which controls the central plant within the estate’s energy centre / powerhouse.

• Phased upgrades of on-floor tenant area controls equipment

• Chiller upgrade project, incorporating free cooling to minimise energy consumption and costs.

• High efficiency boiler upgrade.

• Demand side response programme implemented which drastically reduced demand at key times in order to reduce non-commodity energy costs

• Heat metering projects to allocate heating and cooling costs in line with Heat Network Regulations

• Electrical AMT projects, allowing for effective energy monitoring & targeting by providing energy demand data to an online platform

• BMS Optimisation which involved assessing and re-programming BMS control strategies to improve plant performance and reduce energy consumption

• Ongoing energy-targeted maintenance of BMS serving B1000 -B5000, together with integrated with energy bureau services, in order to drive down energy demand via serviced maintenance visits

• Monthly Energy Performance Reporting targeting energy reductions and circulating to key stakeholders at site.
